The roofers damaged my gutters. What should I document?

Photograph the damage and compare it with any dated images taken before work began. Send the contractor a concise written list of the locations and ask for a written repair proposal. Keep the contract, messages and inspection records together; appearance alone does not establish the full repair scope.

Technical or official context: CSLB: construction complaints.

Do gutter guards really mean less maintenance?

They can reduce some debris, but results depend on the screen, nearby trees and roof runoff. The discussion includes both satisfied owners and reports of clogging. Ask how the system handles heavy rain, how it is cleaned and whether outlets remain accessible. A guard does not replace a drainage inspection.

Technical or official context: PNNL: gutters and downspouts.

Rain came in during a reroof. What comes first?

Address the wet building before treating this as a cosmetic paint problem. Document affected rooms and ask for an assessment of wet materials and a drying plan. EPA guidance emphasizes drying water-damaged areas within 24–48 hours to prevent mold growth. The appropriate repair scope needs evidence of where the water went.

Technical or official context: EPA: moisture and water-damaged materials.

A repair visit turned into a replacement recommendation. How do I assess it?

Ask for a condition report that separates the leak source from wear elsewhere on the roof. Compare a documented repair scope with a replacement scope, including vulnerable transitions and surrounding materials. Age or a few photos alone cannot establish the right decision for an entire roof.

Technical or official context: PNNL: existing-roof flashing details.

Why are three quotes for the same roof so different?

They may describe different jobs. Compare removal, materials, flashing, decking allowances, permits, protection, cleanup and warranty terms line by line. Ask each bidder to explain exclusions and how additional work is priced. A detailed written scope makes the prices more meaningful.

Technical or official context: CSLB: what a California contract should describe.

Why does a brand-new roof leak?

A new covering does not rule out a failed transition, penetration or installation detail. Record when the leak occurs, protect the interior and ask the installer for a documented diagnosis of the entry point and full repair scope. A stain alone cannot identify who is responsible.

Is the damp attic caused by a roof leak or condensation?

The weather pattern, indoor humidity, exhaust routing and location of wet surfaces help separate the possibilities. Both can exist at once. Ask for evidence of the moisture source before agreeing to a reroof or a ventilation change.

Can a leak be fixed by adding more roof sealant?

Some repairs use compatible sealants as part of a specified detail. Repeated surface patches can miss failed flashing, movement or water entering farther upslope. Ask what detail has failed and how the repair addresses that cause.

Should I repair the roof or replace it?

Compare the extent of damage, the condition of adjacent materials, remaining serviceability, repair access and the value of renewing vulnerable details together. Age is useful context, but it is not a complete condition assessment.

Why do clean gutters still overflow?

A clean gutter may still have a low spot, a restricted outlet, inadequate capacity or a concentrated flow from an upper roof. Observe where water first leaves the system during rain from a safe location. Bigger gutters are only one possible response.

Are gutter guards maintenance-free?

No system should be selected on that assumption. Debris can sit on top of a screen or collect around outlets, and concentrated runoff may pass over some guards. Ask how the proposed system will be inspected and cleaned on your roof.

Why does a buried downspout pipe back up?

The problem may be a blockage, a damaged section, an obstructed outlet or an unsuitable route. Establish where the pipe goes and where water should leave before approving cleaning or replacement. A buried downspout carrier is not automatically a French drain.

What happens when a rain barrel is full?

Incoming rain still needs a planned overflow route. The barrel does not make roof runoff disappear. Consider overflow, support, access for maintenance and local discharge requirements as part of the original design.

How do I compare roofing quotes with very different prices?

Put the bids into the same scope: removal, roof assembly, flashing, decking allowances, protection, cleanup, permits, inspections and exclusions. Then compare price. A shorter quote can leave expensive decisions unresolved.

How should I handle a surprise charge for rotten decking?

Ask for photographs, the location and quantity of affected material, the contract allowance and a written change order describing price and schedule impact. Agree beforehand on how hidden damage will be documented when the roof is opened.

Do I need a reroof permit in the Bay Area?

Check with the building department responsible for the property address. Requirements and inspection stages vary with location and scope. Do not rely on a neighbor’s experience or assume a contractor’s verbal assurance is proof of a permit.

Can fresh paint or a dry inspection hide an old roof leak?

They can limit what is visible, but they do not prove deliberate concealment. Compare disclosures, repair invoices, permit records, photographs and inspection limitations. Ask for further investigation when the history and visible condition do not agree.
